|Recommended: NoI’m extremely disappointed with LL Sams. After three years here, I’ve dealt with constant issues that were ignored or poorly fixed. It’s one of the most expensive apartments near campus, yet utility bills are sky-high due to poor insulation and old appliances. Our dishwasher flooded twice, the floors were soft in spots, and our washer didn’t work for months. Parts of the brick wall were falling off, there was a hole where I could see into my roommate’s room, and mold in the vent was just painted over. The jacuzzi was only open once. Management turnover is constant, communication is poor, and they overcharge for move-out fees. My roommate was billed for a wall repaint that never happened, and I was charged for carpet issues I documented at move-in. It’s clear they care more about profit than residents. I wouldn’t recommend living here.

|Recommended: NoI was a 3 year resident. I had an assigned parking spot close to the door because I am a cancer patient and get out of breath easily. One day, they randomly decided to give my parking spot away to a new resident and tried to give me a spot further away under the trees where birds could dirty up my car. Only after explaining my situation did they give me a spot kind of close to my original. They offered no refund and didn’t want to “bother” the new resident to give me back the spot which I was paying for. It saddens me that they are willing to discriminate against residents with disabilities.
I was lied to about not having a security and pet deposit. My initial lease with the old management clearly states that I had a pet deposit. The management team denies that I paid a security deposit and insists that the pet deposit was a “non-refundable fee”. It’s sad to me that they would lie and take advantage of their residents like this.
We are deeply sorry for the challenges you faced during your time with us. Your experience does not align with our values of inclusivity and respect for all residents. |Recommended: NoThe worst experience you can’t possibly imagine Filthy loft dangerous conditions, trash, construction debris It’s a slum atmosphere Cave like dwelling zero windows and tiny absolutely tiny They denied us access stonewalling us from seeing it and refusing to offer measurements. Every wall has a door, the room will not accommodate a bed The ladders to the lofts aren’t safe as well with raw fiberboard as flooring, vents and pipes in the way and uneven floors in what was promised to be livable space The primary living area is 10x10 with doors again on every wall The staff is completely unhelpful This is a horrible place, look elsewhere

I know the new apartment is more what was expected and am thankful for your understanding and allowing me to find the home that was best for your needs. |Recommended: NoLl Sams is a beautiful building and the apartments are very cool. My son enjoyed living there all year. At move in, the apartment was quite dirty and we spent the better part of a day cleaning it to make it habitable. There were some maintenance issues that were never fixed from broken blinds on the huge kitchen window to a broken pantry door. All of this was easy to overlook as the apartment was so close to campus and very unique
Move out was a different story. When they moved out, there was no one there to check them out. They left the apartment in good condition. We were billed nearly 300 for basic move out maintenance things as well as replacement of a door that was broken when we moved in I tried to communicate my concerns with the manager via 3 emails. Rather than respond and have a conversation about my concerns, I was sent a note with their intention to send the 300 to collections That is no way to do business
I would find elsewhere to live

|Recommended: YesLL Sams is a terrific place to live. It is in the perfect location with its close proximity to the BSB and Business School so you don't have to worry about the parking garages on campus Each unit is unique and well-equipped for a college apartment, I'm truly blown away by the space in each unit. The office staff is truly amazing and really looks forward to meeting and learning about each resident. I am confident that if I ever have an issue, the team will be more than happy to get it taken care of immediately Couldn't ask for a better place to call home.

|Recommended: YesVery neat and industrial buildings — This place is truly one of a kind. There are a LOT of difference floors plans so you are bound to find one that suits you. They are very industrial so the place is not perfect, but to me it just adds character. The pool is great and lots of grass areas if you have a pet.

|Recommended: YesIndifferent, not bad but dire need of professional cleaning. — Upon moving in my apartment was filthy and smells like cigarette smoke, I paid a substantial amount of money for someone to come clean it. A work order for pest control was submitted and I was told that they would notify me the day prior to them coming the next week so that I could relocate my dog. I was instead called to be informed that pest control was at the apartment but couldn't treat my unit because of my dog, when I was never informed to begin with that they would be there. They told me that they would come back the next week to treat it. So two weeks in and still hasn't been treated. The move in inspection hasn't been addressed, I'm not sure if its supposed to be or not. Other than these issues, I have not had any problems with my neighbors, noise, appliances , AC, or parking and that's why, currently, I would still recommend to a friend.

|Recommended: YesI think it is a fun place to live. Neighbors are great, although maintenance is a bit poor. There were several issues when we moved in and there still are a few unfixed. — Overall a friendly, fun environment and is a different experience from the average apartment.

|Recommended: YesLarge space and good natural lighting Traffic is loud at night and windows don't keep the heat cold out — Big room and closet, and you get your own shower and bathroom. Downside is if your room is on the first floor you're gonna hear traffic at night. Also the windows provide great natural lighting but don't do too well with keeping the heat and cold out. Concrete floors, so I'd recommend getting some rugs. Some rooms will have big pipes on the walls, ceilings, and or corners of the room. Staff is very nice and quick with maintenance
